Each property and owner usually needs different requirements so we try and tailor make the management service to suit the needs of each individual client and property.

Our basic service consists of the following

  • Key holder
  • General contact for the utility companies.
  • General contact for pool services and gardeners.
  • Contact for security companies.
  • Contact for the Insurance company.
  • Perform a weekly inspection when the property isn’t occupied, ensuring all windows and doors are locked and the alarm is activated. Checking the general condition of the property and inspecting the pool and garden maintenance, including the irrigation.
  • Instructing pest control when needed.
  • Making sure all fixtures and fittings are in good working order.
  • Take meter readings for the electric, water and gas each week and monitor the usage to make sure it is correct.
  • Check the septic tank.Respond promptly to alarm companies when contacted.
  • Be available for emergencies 24/7.
  • Arrange all necessary basic services such as house cleaning, basic home repairs and maintenance, laundry, replenishment of supplies.
  • Mail collection and forwarding to owner.Take emergency actions to responsibly protect your luxury villa rental Aruba.
  • Contact the owner for approval of expenditures above $500.00
  • Provide financial statements for expenses on request.
  • Rent collectionUse owners approved contractors and other service providers whenever possible.
  • Pay utility companies, insurance and tax on behalf of the owner.Deal with police reports and insurance claims

Our general management fee is $280.00 a month but if you own a condo the management fee is considerably less and can be negotiated.
